Turkey’s housing market saw 127,410 homes sold in August 2026, down 14.7% year on year but up 3.1% month on month, with demand supported by lira depreciation and high inflation as households seek value protection. Istanbul led with 16% share, followed by Ankara (8.5%) and Izmir (5.1%). Mortgage sales reached 22,131 (+7% y/y, -7% m/m) with a 17% share, while other sales were 105,279 (-18% y/y, +6% m/m). First-time sales were 44,378 (-4% y/y, +4% m/m; 35% share) and second-hand 83,032 (-19% y/y, +2% m/m; 65% share).
Foreign purchases in August totaled 1,938 (+0.1% y/y), led by Russians, with Istanbul, Antalya and Mersin most active. A negative correlation (-0.52) persists between mortgage sales and mortgage rate changes, and the 12‑month cumulative sales stood at 1.69 million in August, below the June 2022 peak. In Q2 2026, building permits declined (flats -9.5% y/y) while occupancy permits rose (flats +10.7%), highlighting mixed supply signals.
