Konut Fiyat Endeksi
Turkey’s Housing Price Index rose 0.9% m/m in August 2026 and 23.0% y/y to 236.76, with Istanbul up 26.3% (226.6), Ankara 24.8% (265.0) and Izmir 23.3% (229.6). New homes outpaced existing stock, rising 24.9% y/y (242.4) versus 22.6% (235.7). Q2 2026 unit prices climbed 30.6% y/y to 51,850 TL/m² (Istanbul 87,153; Ankara 47,263; Izmir 56,466). As of August, housing delivered 17.1% YTD, lagging TL deposits (34.5%) and BIST100 (27.3%), while CPI was 22.1%, gold 15.9%, USD deposits 14.1% and EUR deposits 11.7%.
In real terms prices fell, with the real index down 6.5% y/y in August and negative since February 2024. Exchange rate and inflation pressures, higher construction costs and demand-side volatility continue to push nominal prices upward. GDP grew 2.3% y/y in Q2 2026; construction contracted 7.1% in 2022 but expanded 7.8% in 2023 and 9.3% in 2024, supported by rising rents, lower stock and post-earthquake urban transformation.
